Delta Oaks Group is seeking a Site Acquisition Specialist to support site acquisition and development activities for wireless telecommunications and other infrastructure projects. The successful candidate will be responsible for site identification, candidate evaluation, SCIP preparation, landowner outreach, lease negotiations, documentation, and coordination of zoning, permitting, due diligence, and design activities.

Positional Responsibilities

The ideal candidate will have practical experience with site acquisition, real estate research, leasing, zoning, permitting, and telecommunications development workflows. The individual must be capable of independently advancing assigned sites, coordinating across multiple stakeholders and jurisdictions, maintaining accurate project documentation, and meeting client schedules and internal quality standards.

  • Complete assigned site acquisition activities from initial search area or site assignment through candidate selection, lease execution, zoning and permitting coordination, due diligence, design support, and project closeout.
  • Review search rings, GIS information, parcel records, zoning maps, land-use restrictions, access, utilities, environmental considerations, and constructability constraints to identify and evaluate potential candidate sites.
  • Conduct property ownership research and direct landowner outreach; schedule meetings and site visits, explain proposed projects, and maintain professional working relationships with property owners and representatives.
  • Perform initial candidate screening, coordinate field assessments, collect site photographs and property information, and evaluate feasibility against client and jurisdictional requirements.
  • Prepare accurate and complete Site Candidate Information Packages (SCIPs), candidate comparisons, feasibility summaries, property research, site documentation, client reports, and other required deliverables.
  • Negotiate business terms for leases, options, amendments, easements, access agreements, utility easements, and related real estate documents within established client parameters and with management or legal review as required.
  • Coordinate lease document preparation, redlines, approvals, signatures, notarization, and execution; track outstanding landowner and client action items.
  • Assist with title review, property ownership verification, legal descriptions, surveys, encumbrances, recorded easements, and other real estate due diligence to identify and resolve site constraints.
  • Research applicable zoning ordinances, land-use requirements, setback standards, height limitations, permitting procedures, and entitlement processes for assigned jurisdictions.
  • Coordinate with jurisdictional staff concerning pre-application meetings, zoning applications, special or conditional use permits, variances, site plan approvals, public notices, hearings, and building permits.
  • Prepare or support zoning and permitting application packages, including application forms, property owner authorizations, public notice materials, hearing exhibits, and supporting documentation.
  • Attend and support meetings with landowners, municipal staff, client representatives, neighborhood groups, and other stakeholders, including zoning or public hearings as required.
  • Review project drawings and supporting documentation for consistency with proposed lease areas, easements, property boundaries, zoning requirements, and landowner agreements.
  • Track jurisdictional review comments, revisions, resubmittals, outstanding approvals, and project milestones; proactively follow up to advance project schedules.
  • Provide timely client and internal team updates, prepare status reports and trackers, participate in project meetings, and document action items and commitments.
  • Perform thorough self-review and quality control of site acquisition documentation prior to internal review, client delivery, or jurisdictional submittal.
  • Identify and promptly elevate landowner concerns, title conflicts, zoning issues, design changes, schedule risks, and other obstacles.
  • Coordinate multiple assigned sites simultaneously while meeting deadlines, company procedures, client standards, and project-specific requirements.
Due to the nature and limited timelines of most projects, the selected individual should be willing and capable of exhibiting the work ethic and social ability to succeed in a fast-paced environment where communication with co-workers and strategic partners is paramount.

U.S. Equal Opportunity Employment Information (Completion is voluntary)

We are an equal opportunity employer and all qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, disability status, protected veteran status, or any other characteristic protected by law.

You are being given the opportunity to provide the following information in order to help us comply with federal and state Equal Employment Opportunity/Affirmative Action record keeping, reporting, and other legal requirements.

Completion of the form is entirely voluntary. Whatever your decision, it will not be considered in the hiring process or thereafter. Any information that you do provide will be recorded and maintained in a confidential file.

Form CC-305
OMB Control Number 1250-0005
Expires 4/30/2026

Why are you being asked to complete this form?

We are a federal contractor or subcontractor. The law requires us to provide equal employment opportunity to qualified people with disabilities. We have a goal of having at least 7% of our workers as people with disabilities. The law says we must measure our progress towards this goal. To do this, we must ask applicants and employees if they have a disability or have ever had one. People can become disabled, so we need to ask this question at least every five years.

Completing this form is voluntary, and we hope that you will choose to do so. Your answer is confidential. No one who makes hiring decisions will see it. Your decision to complete the form and your answer will not harm you in any way. If you want to learn more about the law or this form, visit the U.S. Department of Labor’s Office of Federal Contract Compliance Programs (OFCCP) website at www.dol.gov/ofccp.
